July 18th marked the construction start for one of Downtown Miami/Brickell’s first luxury residential developments since the 2008-09 economic downturn—the 46-story BrickellHouse condominium development. Construction was prompted by the project’s planned sales goals being met, with nearly 90 percent of its 374 units already being sold.
Construction just began on the Downtown Miami/Brickell market’s first new-to-market luxury condominium development to be announced since 2008. Newgard Development Group held groundbreaking ceremonies for BrickellHouse condo on Wednesday.
At the height of South Florida’s condominium boom, there were almost 70 cranes dotting Miami’s skyline. And after several years without a crane in sight, Miami’s second condo boom is starting to take shape. The latest is the BrickellHouse condo, which broke ground this morning — the fifth new crane to emerge from the real estate downturn.
BrickellHouse, located at 1300 Brickell Bay Drive, will be a 46 story luxury condo with a fully automated parking garage. Newgard Development Group said nearly 90 percent of the units have already been sold. They add that this is one of the first “luxury residential towers” to go vertical in the Brickell district since the 2008 real estate boom.

MIAMI-Miami developers built condos—and buyers came. Now, a new demographic study is revealing who turned up: young working professionals seeking an urban lifestyle. Indeed, the Miami Downtown Development Authority report finds that the urban core is attracting a younger, more affluent residential base in the wake of a building boom that saw 23,000 new residential units delivered between 2003 and 2010. The area’s population stands at about 72,000. That’s a 9% year-over-year increase from 2010 and outpaces the 6.8% growth rate during the previous decade.

Miami developers will soon launch a new wave of condominium towers in downtown Miami. Their intended target? International pre-construction buyers who can pay cash. Downtown Miami is once again a hot spot for developers who are rushing to buy up land and erect new condo towers. In the coming years alone, at least six new condo projects are slated to break ground in Miami and developers are promising to announce several additional projects soon. Developers say the time is right because they feel they learned their lesson and they are adopting financial models with far less risk than the 20% deposit pre-sales that were popular during the last building boom.
A new $170 million condo high-rise is in store for the Brickell area, as announced by developer Newgard Development Group. According to The Miami Herald, Brickell House is merely the first in a wave of condo developments planned for downtown Miami; it is also the first new local condo high-rise since the housing bust.

Construction will begin on a $170 million, 46-story, 374-unit condominium in Miami come next spring, the Miami Herald reported, marking the first new high-rise condo since the housing bust. Developed by Newgard Development Group at 1300 Brickell Bay Drive, the tower, called Brickell House, is slated to include a rooftop sky deck, a pool on the 46th floor and an automated parking garage. Newgard said it's a good time to begin construction as much of the firm's inventory has been absorbed over the last 18 months.
Downtown Miami is now officially one of the most active residential real estate markets in the nation. A market-defying 93% of the 22,785 condo units built since 2003 are now occupied primarily with full-time residents, according to an independent Residential Closings & Occupancy study commissioned by the Miami Downtown Development Authority.
BrickellHouse, the first major development to get started since the crash, will have more than 374 units, with prices ranging from $200,000 to $1.4m. Mr Hernandez has sold more than 200 units since he began taking orders in October, with a majority of buyers coming from overseas.
At BrickellHouse, more than half of the tower's 374 units have been sold, with Venezuelans representing around 40 percent of the buyers. The tower, located in Miami's financial district with views of Biscayne Bay, is slated to start construction later this year.
“One thing I like about it is that it’s very modern,” says Vince Pileggi, a BrickellHouse buyer from Toronto who’s purchasing an 800-square-foot one-bedroom condo with a terrace. “I’ve always wanted to buy in Miami, and now there’s no better time with the prices,” says Pileggi. “With the location, and with the price it is right now, I think it’s basically the bottom [of the market] or starting to come back. And because it’s preconstruction, I have some time to save up some money.”
If you wondered if Miami’s appeal among international buyers has reached a fevered pitch yet, BrickellHouse is proving the point. The luxury condo project under development in the Brickell Financial District has sold 50% of its 374 units less than four months after launching.
“Latin Americans and Europeans are used to paying in cash for real estate. American’s are not. What we’re doing with our BrickellHouse property in Miami is telling people that they can pay us quarterly while the project is being built so that by the time it is done in two years, you have paid for almost 70% of your home,” says Harvey Hernandez, chairman of the Newgard Development Group, a luxury property developer in Miami.
With two new towers soon to rise, Brickell continues to grow. BrickellHouse celebrated its launch last October and construction is scheduled to commence on the 46-story luxury tower later this spring.
